What is the difference between a traditional full service broker and your flat fee service?

A traditional full service broker will help you determine a selling price, list your home on the MLS, schedule showings and negotiate the sales contract on your behalf. For these services you usually pay 6% of the sales price upon closing (this is usually split 50/50 with the buyer's agent). On the other hand, our flat fee program offers you a way to list your property on the same MLS used by Realtors® for a flat listing fee of $999.  In exchange, you assume most of the duties traditionally performed by the listing agent. If an agent brings you a buyer, you pay only the buyer's agent portion of 3% in the listing agreement. If you find the buyer yourself, you pay NO commission to a buyer's agent and further save yourself those fees.

Why doesn’t everybody sell their house with a Flat Fee MLS Listing?

  • Because they don’t know this option exists!!
  • They assume selling a home is more complicated than it is
  • Some just believe it’s too good to be true and are told so by 6% real estate agents.

Why do you need the MLS?

MLS stands for “Multiple Listing Service”, and is what is generally referred to as “the real estate market”. The MLS is the greatest marketing tool in the history of Real Estate!! Being listed in MLS means all the area real estate agents can find your home in their MLS database, and all the buyers can find your home when searching on Realtor.com and thousands of other websites that display MLS listings. That’s why MLS is responsible for over 90% of all home sales, and why MLS listed properties (for sale by owner or not) sell faster and for more money than non-listed “for sale by owner” properties.

How long before I am listed?

We should have you up and listed within 5 days after your initial call to the office.

When will I receive my sign and lockbox?

You will get both of these when you come to the office to complete the paperwork and get your home listed in the MLS. I do require that you leave a credit card number on file and an authorization that I can charge the card $200 if you do not return the sign and lockbox to my office within 15 days of your home closing or being taken out of the MLS.

Will my phone number be in the MLS?

Yes, we will put your contact info in the MLS so agents can contact you if they have questions.

How do potential buyers contact me?

We personalize our signs so your number is on the sign rider. If potential buyers see the house and are interested they will call you direct and if you can work a deal with them you will not owe the 3% to a buyer’s agent.

How will I get offers?

Buyer’s agent will deliver to you either in person or they will e-mail them to you. 

How do buyer’s agent know how much commission we are offering?

It will be posted in the MLS. My business model is that you have to offer the traditional 3% commission unless your house is over 800K. I require this because you will be leaning on the buyer’s agent to help you through the closing process.

Can I cancel my listing at anytime and list with another agent?

Yes, you can cancel your listing at any time unless your house is under contract. There are no refunds however.

Is the flat fee of $999 all we pay you to list? Do we owe you any more fees at closing?

You only pay the $999 at the time of listing and you owe us no money at closing. 

Who handles the paperwork?

The buyer’s agent and the title company will handle do most of the paperwork, but we are here to assist.
